State-of-the-Art Medical Center Coming to Greenville – Hockessin Corridor
This week, Synergy Medical Group announced the public phase of its campaign to attract doctors, specialists and healthcare providers as tenants and tenant-owners of the Synergy Medical Center. Opening in the summer of 2013, this new medical facility will bring 75,000-140,000 square feet of state-of-the-art medical care for patients together on a comprehensive medical campus. Basing the project on Dover, Delaware’s Eden Hill Medical Center—a proven business model—Synergy expects tenants to benefit from proximity of services, referrals and consultations, as well as cost of occupancy savings, and tenant-owners to benefit from shareholder dividends and equity.
Founder and board chair Dr. Vincent Schaller describes the value of Synergy Medical Center to patients and the community,

Synergy’s 10,000 sq. ft. state-of-the-art conference center will offer credentialing opportunities, and with a capacity of 300, the center will be available for rentals by nonprofits and other groups.
Interested tenants and tenant-owners are encouraged to learn more about the project in preparation for a March 15, 2012 leasing deadline in two ways:

A growing list of 18 medical and health service providers have signed onto the project already. Those interested in becoming tenants are asked to complete an application, and provide a Lease Letter of Intent with a $2.50 per square foot security deposit by March 15, 2012. Those who commit to being a tenant may opt for investment shares in the project.
Breaking ground in summer 2012, Synergy Medical Center will be built at the Commons at Little Falls on Lancaster Pike (Delaware Route 48), between Route 141/41 and Centerville Road. Synergy expects to draw patients, doctors and employees from Delaware, Pennsylvania, Maryland and New Jersey. The property is accessible by DART First State Route 20.
185 construction jobs are expected to result from the creation of the center. Once open, the Synergy Medical Center is expected to create over 300 permanent, quality medical care and service jobs, as well as high school and college student internship opportunities.
This project will foster more than just patient satisfaction. Schaller adds,
“An ownership stake in Synergy Medical Center allows peace of mind. Financial security increases with the growth of your practice, increased equity and regular dividend payout. Even patient compliance can be positively impacted by having pharmacy, DME supplies, radiology and laboratory on site.”
The number of tenants and tenant-owners that sign on by March 15, 2012 will determine the size of the Synergy Medical Center building. Based on current commitments, Synergy is on track to fill a 75,000 sq. ft. building, and with additional tenant commitments, the building can grow to 140,000 sq. ft. The larger the building, the smaller the cost of occupancy, and the greater returns for both tenants and tenant-owners.
The Synergy Medical Center is modeled on the Eden Hill Medical Center. Eden Hill doubled its size before construction began, initial shares have significantly increased in value over the past three years, and shareholders are seeing impressive dividends annually. Not just about patient volume and practice profitability, Eden Hill also receives high marks for patient satisfaction.
